SWAN BAY RESORT

Dear Valued Guest,

On behalf of our entire staff, we would like to welcome you to our property. We are honored that you have chosen to stay with us and look forward to providing you with a memorable experience.

For your convenience, we would like to remind you of some important information prior to your arrival:.

 

  • Credit card used at time of reservation/check-in will be kept on file and may be charged by management for any additional charges incurred during the duration of your stay; without any signature or approval.

 

  • One gate card will be issued to each RV site for entrance into the park and one gate card and key will be issued to each Rental Unit for entrance into the park and the unit. The gate card and keys will be returned to the Reservations Office upon departure. A $10.00 charge for gate card and/or 10.00 charge for the Rental Unit Key will be incurred on your account and charged to the credit card on file for any cards or keys that is not returned, lost or stolen.

 

  • Only one vehicle should enter through the security entry/exit gate at a time. There will be a $100.00 charge to the credit card on file for any damage to the gate for failure to comply.

 

  • No trailers or car dollies of any type allowed in parking spaces or RV sites, with the exception of pull through sites. Accessory trailers in pull through sites must remain hooked-up to the RV. All others must be parked in the designated trailer parking area.

RESERVATIONS:

  • Chalet, Bungalow, Cottage Rentals and the Floating Cottage:

  • Check-In Time 4pm, Check-Out Time 11am

  • Reservations for site rentals require a 50% Deposit. Deposits are forfeited for non-arrival on scheduled date.

  • A $20 per day, per pet fee will be incurred for any pets staying in the unit

  • A $250 pet fee could be incurred to cover excessive pet damage that is discovered after departure.

  • A full refund, less $150.00 cancellation fee will be given on canceled Unit Rental reservations providing notice has been received a minimum of 21 days prior to your arrival date. Sorry, no refunds will be given for early departure or inclement weather.

  • Unless otherwise stated 8 guests are included in each Chalet, to 6 guests are included in each Bungalow rate, 4 guests are included in each Cottage rate and Additional Adult guests $50.00 per person / per day.

  • Units are set up with bed linens, bathroom towels and kitchen towels and are for your use during your entire stay. Fresh towels and linen are not provided. Coin operated washers and dryers are available for Guests use if necessary.

  • DAILY MAID SERVICE IS NOT PROVIDED.

  • All of the rental units are smoke free. There is NO SMOKING inside any rental units. Failure to abide by the NO SMOKING Policy will result in Cleaning Fee mentioned below.

 

  • Management will inspect each unit after check-out. Failure to leave any Rental Units clean will result in a $250.00 cleaning fee applied to the credit card on file.

  • A $100 Short- Term Cleaning Fee during peak season (June 22- Sept 4) will be charged for stays less than 5 days. 

  • Gas grills are provided for all chalet and cottage rentals. Upon arrival, gas grills are clean and ready to use. Grills must be left clean upon departure or a $65 cleaning fee will be charged to guest’s card used at check in.

  • Rental units must be cleaned and all trash placed outside for curb-side pickup. All floors must be swept and mopped; kitchens must be cleaned and dishes washed; linens and towels must remain in rental unit upon check-out.

  • A $100 Short- Term Cleaning Fee during peak season (June 22- Sept 4) will be charged for stays less than 5 days. 

 

RV Sites:

  • Check-In Time 2pm, Check-Out Time 11am

  • Reservations for site rentals require a 50% Deposit. Deposits are forfeited for non-arrival on scheduled date.

  • Electric charges will be assessed at a flat rate of $5/day for 20/30amp or $10/day for 50amp and extended stays of 7 days or longer will be charged metered electric usage at $.2697 per kwh for the entire length of stay.

  • Unless otherwise stated 6 guests are included in each site rate. Additional Adult guests over 6 people will cost $5 per person / per day. Children under the age of 6 are included in the rate. Unless otherwise stated, 8 guests maximum (including children) per space.

  • A full refund, less $25 cancellation fee will be given on canceled site reservations providing notice has been received a minimum of 14 days prior to your arrival date; cancellations within 14 days your deposit will be forfeited.  Sorry, no refunds will be given for early departure or inclement weather.

  • Upon departure all sites should be left neat and clean including fie pit and pet waste.  Any damage or excessive debris could result in additional charges.

 

Watercraft / Bike Rentals:

  • Reservations for Watercraft/bike rentals require a 50% Deposit. Deposits are forfeited for non-arrival on scheduled date.

 

  • NYS law requires a boater safety course as stated:

    • EFFECTIVE DATE:
      This act shall take effect January 1, 2020 and shall apply to all operators born on or after January 1, 1993,
      January 1, 2021 and before January 1, 2022 this act shall apply to all operators born on or after January 1, 1988
      January 1, 2022 and before January 1, 2023 this act shall apply to all operators born on or after January 1, 1983;
      after January 1, 2023 and before January 1, 2024 this act shall apply to all operators born on or after January 1, 1978;

       

  • A copy of the renter’s boater safety course certificate is required to rent a Pontoon boat or fishing boat.

  • ALL WATERCRAFT / BIKE RENTALS REQUIRE A DAMAGE HOLD ON A CREDIT CARD

  • Pontoon Boat rentals require a $2500 damage hold on a credit card until the day of departure.

  • Stand Up Paddle Board rentals require a $750 damage hold on a credit card until the day of departure.

  • Kayak rentals require a $250 damage hold on a credit card until the day of departure.

  • Bike rentals require a $300 damage hold on a credit card until the day of departure.

  • A full refund, less $25 cancellation fee will be given on canceled watercraft/bike rentals providing notice has been received a minimum of 14 days prior to your arrival date cancellations; within 14 days your deposit will be forfeited.  SORRY, NO REFUNDS WILL BE GIVEN FOR EARLY DEPARTURE OR INCLEMENT WEATHER.

Campers Manual

 

Definitions

For the purpose of this manual the following definitions apply:

Registered Guest – individual who reserve or rent an RV site,  rental unit or boat slip

Patron – customers of “The Rift” retail store, “The Why Knot Tiki Bar” and the Sales and Service Department

Employee- individuals hired by Swan Bay Resort for wages or salary and in a position below the executive level

Visitor- any individual visiting a registered guest

 

Accessory Trailer Parking Policy

All accessory trailers must be registered at the Welcome Center upon Check-in; guest must provide registration/license number for the accessory trailer. Guest will receive a trailer tag with:

  • Guest last name

  • Date of departure

  • License/Registration number

Trailer tag is to be displayed on the tongue of the trailer at all times.

Car dollies or accessory trailers can be left attached to RVs are parked in pull through sites only. 

No trailers or dollies of any type allowed in parking spaces or on RV sites.

Any trailer that is in violation of this policy may be towed at owner’s expense.

 

Boat Launch Policy

Daily launch permits are required and may be purchased at the Welcome Center. Daily permits are valid for one 24-hour period. Permits must be properly displayed at all times while in the Park. Registered guests of Swan Bay Resort are allowed to utilize the boat ramp when needed.

Vehicles and/or boat trailers must be parked in the designated parking area, (see accessory trailer parking policy).  Vehicles/trailers parked in a non-designated parking area, or parked without a permit may be towed at the owner’s expense. Vehicles and/or boat trailers must not be left in the boat launch for more than 10 minutes.

The boat launch is for daily launching of motorized boats.  Doing any type of service work on your motorized boat or trailer in the boat launch is strictly prohibited.  Outside contractors are not allowed to service any watercraft on Swan Bay property (see Maintenance Repair and Service Policy).

Follow applicable signage for traffic, launching, staging, and parking. Launching or loading boats on ramp is limited to 20 minutes.

All Park rules apply in the boat launch area. Keep pets on leash; pick up after your pet.

Fire lanes must be kept open for emergency vehicles. Emergency response vessels take priority in launching. Emergency response vehicles take priority in all areas within the launch facility.

 

Bathhouse Facilities

Swan Bay Resort bath houses and are for registered guests only.

 

NO UNSUPERVISED CHILDREN AROUND BATHHOUSE AT ANY TIME.

 

No smoking in any Bathhouse Facility at any time.

 

Laundry Facility

Swan Bay Resort has 4 Laundry Facilities attached to each bath house.

Anyone using the laundry facility should:

  • Be timely when removing clothes, never leave clothes in the washer or dryer after the cycle has been completed

  • Keep laundry room neat and tidy; cleaning up any spills

  • Empty dryer lint tray after use

  • Not over load machines to avoid damage to equipment

  • Not leave clothes/children/pets unattended.

Restroom

Swan Bay Resort has 4 bathhouses each with men’s and women’s restrooms which include showers.

Anyone using the bathhouses should:

  • Keep rest rooms neat and tidy; cleaning up any spills

  • Not use sinks for cleaning dishes, clothes or fish.

  • Not take hot water from sinks for any reason.

  • Be timely when using shower facilities

  • Report any issues to management regarding:

    • Cleanliness

    • Disturbances

 

The registered guest is responsible for the actions of their children and visitors.

 

Camp Fire Policy

Fires must be kept small, supervised, and in control. Fires may only be built within established fire rings. Fire rings are located at each RV site and Chalet and are not to be moved from their current location unless otherwise approved by Swan Bay Management.  Campers will incur a $150 fine for moving any fire rings without management approval.

 

Campers are not to bring firewood into the park that was purchased off site, as invasive insects and diseases from other areas threatens our environment.

 

Firewood and fire starters are available for purchase onsite at The Rift RV, Camping and Marine Supply center on property and can be delivered free of charge to any site. After hours firewood purchases may be made using "the honor system" by returning to the welcome center or retail store during morning business hours the next day with payment.

 

Standing trees may not be cut.

 

Fires are not to be pyramided or have flames more than 2 feet high.

 

Portable fire pits are allowed but must be in an enclosure.

 

Fires are not to be left unattended, must be fully extinguished prior to departing campsite and no fire between 2am - 8am OR at other times when directed by management or fire authorities.

 

The registered guest is responsible for the actions of their children and visitors.

 

Children

Anyone under the age of:

  • 21 must be accompanied by an adult and should not be left unattended at any time

  • 18 is prohibited from driving Golf Carts on Swan Bay Property (see Golf Cart Policy)

  • 16 must be  accompanied by an adult at the Pool Facility and Marina Facility at all times

  • 13 must be accompanied by an adult at the restrooms, showers, play areas, and resort buildings

 

Children (or adults) are not allowed to play on fences, in or around the restrooms and shower areas or in any of the vacant buildings.

 

Recreational Vehicles.

 

Any type of recreational vehicle are not allowed such as, but not limited to:

  • Bicycles

  • Roller Blades

  • Scooters

  • Skateboards

 

Ride only on paved roadways and do not ride after dusk.

 

Do not ride on the grass, playground area, marina, pavilion tent area, pool area, or through landscaping; do not ride any place that is not appropriate to drive a car

 

All children under the age of 14 years must properly wear a safety helmet when riding bicycles per state and local laws. All cyclists must ride at a reasonable speed and not skid tires when stopping.

 

The registered guest is responsible for the actions of their children and visitors.

 

Fire Arms/ Fireworks Policy

Fireworks

Fireworks of any kind are not allowed on Swan Bay property at any time. 

 

Fireworks include but are not limited to any device or components that when used or ignited project or disburse metal glass or brittle plastic fragment such as:

 

Cherry bombs

Roman candles

  •                                                                         

Bottle rockets,

Shells and rockets,

M-80s and M-100s,

Helicopters

Sparklers

 

Any types of fireworks including sparklers are a potential fire hazard to the resort; authorities will be notified of any one who violates this policy and violators may be evicted from the property

 

Firearms

Firearms that are kept in your personal vehicle and for which you have a valid permit may be brought onto

Swan Bay Resort property.   

 

Firearms include, but are not limited to: 

 

Hand guns

Rifles

Pellet guns

BB Guns

Air Guns

 

However, such firearms may not be removed from your vehicle or discharged at any time while on Swan Bay Resort property and must be locked up or secured in an appropriate manner.

 

If any firearms are brandished in any way you may be asked to leave the premises without refund.

 

This policy only applies to the presence of firearms on Swan Bay Resort property or vehicles and should in no way be construed as a violation of rights under state or federal laws.

 

Golf Cart Policy

Swan Bay Resort transient guests are permitted to have a golf cart on site.  Electric powered golf carts are preferred.  Gas powered golf carts with mufflers and a low noise level may be accepted under management’s discretion. Carts must be in good condition with head lights and rear lights.

Golf Cart operators are subject to the rules of the road, including stopping, turning and safe operation. Golf Cart operators observed in violation of the following rules can have their golf cart privilege revoked at any time.

  • Golf Carts must be registered with the Reservations Office and a liability form must be completed and signed upon check in.

  •  Golf Cart Pass is to be displayed on the Golf Cart at all times.

  • Drivers must be 18 years or older and possess a valid drivers’ license, a valid auto insurance card with liability limits of at least $100,000.00 and submit a copy of your auto declaration page.

  • Only site holders with a valid driver’s license are permitted to operate the cart, no visitors, friends or family are permitted to operate the cart at any time.

  • Golf Carts are to be operated at speeds no greater than 10MPH or as safety concerns demand. Operators should always consider the terrain, weather conditions, and existing pedestrian and vehicular traffic, which may affect the ability to operate the Golf Cart.

  • Golf Carts are not to be driven on any landscaped areas.

  • Golf Carts will be operated with the utmost courtesy, care, and consideration for the safety of pedestrians.

in such a manner, that they do not impede or interfere with normal pedestrian or vehicular traffic flow on sidewalks, ramps or roadways.

  • Golf carts must be parked within the boundary of your site.

  • Golf cart keys must be removed from the golf cart when not in use to avoid any unauthorized use by other guests

  • Golf cart owners are responsible for their golf carts and occupants.

 

Anyone in violation of these rules will have Golf Cart privileges revoked.

The registered guest is responsible for the actions of their children and visitors.

 

Maintenance Repair and Service Policy

Any and all service work to be completed on RV’s, Seasonal Cottages and watercraft in the Marina must be performed by Swan Bay Resort professionals, including but not limited to:

  • Refrigerator repair

  • Deck construction

  • HVAC repair

  • Grounds maintenance

  • Engine repairs

  • Slide-out repair

 

Marina Policy

The Marina facilities are for registered guests only, permits must be purchased at the Marina and properly displayed at all times while in the park.  Daily, weekly, monthly and seasonal fees are required to utilize Swan Bay Resort Marina facilities and may be paid at the Welcome Center or the Marina office.

 

Registered guests of Swan Bay Resort are allowed to utilize the boat ramp as needed (see Boat Launch Policy)

 

Anyone arriving by boat to visit the Tiki Bar must register with Marina Office upon arrival and display visitors pass on watercraft.

 

Swan Bay Resort and Marina up holds the NYS boater safety laws that require a boater safety course for operation of any motorized watercraft as stated:

 

  • EFFECTIVE DATE:
    January 1, 2020 and shall apply to all operators born on or after January 1, 1993,
    January 1, 2021 and before January 1, 2022 this act shall apply to all operators born on or after January 1, 1988

All other park rules apply in the Marina area.

 

Noise and Disturbance Policy

A noise or disturbance will be defined as a loud or unpleasant noise that causes disruption.  This includes but

is not limited to:

  • Disorderly conduct

  • Domestic violence

  • Loud music, yelling

  • Intruding/encroaching on another campground

 

Employees, registered guests, visitors and patrons shall respect the rights and privacy of others and shall maintain the above quiet hours at the Campsite, Marina and Rental units.

 

A short cut through other occupants’ campsites is discouraged.

 

Quiet Hours (whisper quiet):

10 pm to 8 am weekdays, 11 pm to 8 am on Fridays, Saturdays, and Sundays

During quiet hours, no singing or talking, playing instruments, TV's, radios, tape players, CD players or any other electrical devices that can be heard off the site OR anywhere on the grounds.

 

During the remaining portion of the day, all occupants and visitors will refrain from creating a disturbance or causing unreasonable noise that may disturb others. Construction, building, or repairs (involving hammering, sawing, drilling, pounding, etc.) is NOT permitted on weekends or holidays unless approved by Management and deemed necessary for the continued development of the Resort. Those activities are allowed only between 8am - 5pm weekdays unless prior approval by Management.

 

Loud, objectionable noise is not allowed at any time. Once SBR management has determined that a disturbance exists whether from a guest complaint or something that management has witnessed, the offender will be reminded of the rules for Swan Bay Resort. If the disturbance continues the guest(s) stay will be terminated without refund.

 

Profanity or violence towards other and the park team will not be tolerated.

 

The registered guest is responsible for the actions of their children and visitors.

 

Pet Policy

All pets must be registered and a pet policy form must be completed and signed upon arrival at the Welcome Center.

All pets must be on a tethered leash at all times, except within the dog park.

 

Pet owners must clean up after their pets in all areas of the park including the Dog Park; Pet Waste Disposal Stations are located throughout the park.

 

All registered guests, visitors and patrons must be considerate of other campers who will be using the campsite after departure.  All sites and rental units will be left clean of trash/debris, smell free and free of pet waste. Any site or rental unit left otherwise will incur a $250 cleaning fee.

 

Any registered guests, visitors and patrons who are unable to control their pets must remove them from the premises, or the animal may be taken by local animal control authorities.    No aggressive pet, or any that have previously bitten, or attacked people or pets, will be allowed in the park.                                  

 

Pet owners will be held accountable for any injury /damage or costs caused by pet(s). In addition, the pet owner is expected to resolve any injury/damage issue directly with the injured party.    .

No pets allowed in the swimming pool area (see Pool Policy)

Quiet is a must, if .barking continues the owner will be asked to leave with no refund.

A $250 refundable pet deposit may be collected at time of check-in for Chalets and Cottages and secured with a valid VISA, MasterCard or Discover. The deposit will be returned within 7 days of departure after proper inspection is completed and site/rental unit is left in same (or better) condition, clean and smell free, as was found upon check-in.

Current Rabies Vaccination Certificate must be presented at the office (upon request).

The registered guest is responsible for the actions of their visitor’s pets.

 

Pool Policy

Swan Bay Resort has 2 heated pools for registered guests only.  Pool number 1 is located at the Tiki bar and is recommended for adult use, pool number 2 is located in front of the Chalets and is recommended for families.

 

Please read and adhere to all pool use rules posted at the pool facilities upon entering the pool areas. Pool hours are (8A -9P)

 

Two or more adults (18 years or older) must be present at the pool when pool is in use, with at least one adult on the pool deck, Do not swim alone.

 

Children under 16 years of age must at all times be accompanied by an adult responsible for their safety and behavior while at the Pool Facility and Marina Facility; unsupervised children will be returned to their site.

 

The following is prohibited in pool areas:

  • Diving

  • Running

  • Bicycles skateboard, etc.…

  • Excessive splashing/horseplay

  • Glass containers and other breakable material

  • Consumption of alcoholic beverages while swimming

  • Pets, with the exception of Service dogs that have the proper certification.

 

Smoking is allowed in the smoking area only.

 

Swim at your own risk there is no lifeguard on duty.  In case of an emergency please call 911 – with the emergency pool phone located left of the bar.

 

Maximum pool capacity - 50 guests

 

Pool areas may be closed at any time due to inclement weather

 

The registered guest is responsible for the actions of their children

and visitors.

 

Violations of this policy will not be tolerated.

 

Refund Policy

An advance deposit of 50% of the total reservation is required at the time of booking for all stays.

Cancellation policies are based on when a reservation is cancelled in relation to arrival date, regardless of when the original reservation was made.

Refunds WILL NOT be given if guests no show, choose to leave before departure date, or if evicted for policy violations.

 

Refunds or credits for weather or natural conditions are not given.

 

For RV Sites

A full refund, less,  $25 cancellation fee will be given on canceled site reservations providing notice has been received a minimum of 14 days prior to arrival date; cancellations within 14 days deposit will be forfeited

For Chalet, Bungalow, Cottage Rentals and the Floating Cottage:

A full refund, less $150.00 cancellation fee will be given on canceled Unit Rental reservations providing notice has been received a minimum of 21 days prior to your arrival date.

 

Reservation Policy

An advance deposit of 50% of the total reservation is required at the time of booking for all reservations.

Prohibited activities

  • Generators

    • With the exception of dry camping

  • Tents

  • Any type camper without hookups

  • Tarps

  • Overnight use of any kind of outside lighting as a consideration of other campers

  • Disorderly behavior, walking, running, riding or driving through any site

  • Washing of RV or vehicles

  • Oil changes and lubes

  • Clothes-lines

  • Hanging clothes outside

  • Hot grills on picnic tables

  • Any permanent connections, foundations, porches, storage buildings/units/trailers, roof shall not be constructed

  • Digging

  • Permanent lawn ornaments

  • Mats or carpet covering grassy areas

  • Dumping of liquid waste of any kind on grounds or curb-side trash

  • Parking of Accessory Trailers of any type (boat, tow dolly, cargo, flat, storage, car, motorcycle, utility etc.) on RV sites or in parking spaces. (see Accessory trailer Policy))

  • No underage drinking allowed. Violators will be reported to the authorities.

  • No Solicitation: of any type will be permitted. For Sale signs, commercial ventures, and any solicitation will require written pre­approval from management.

 

The registered guest is responsible for the actions of their children and visitors.

 

Trees, landscaping and foliage are to be respected.  There will be no:

  • Ropes and chains tied to trees or signs

  • Nails in trees

  • Climbing, cutting or trimming of trees

There is a minimum $150 assessment for willfully damaging, cutting, breaking branches, or peeling bark from

trees in addition to possible eviction

 

RV Sites:

  • Check-In Time 2pm,

  • Check-Out Time 11am

  • Sub­ leasing of the site or recreational vehicle on the site is NOT allowed. Usage by anyone else camping or visiting will require registration at the office and payment of the daily site charge or guest visitors' fees. NO SUBLETTING ALLOWED.

Chalet, Bungalow, Cottage Rentals and the Floating Cottage:

  • Check-In Time 4pm, no exceptions

  • Check-Out Time 11am, may be subject to additional charges if check out after 11am

  • Reservations for site rentals require a 50% deposit. Deposits will be forfeited for non-arrival on scheduled date.

  • A $20 per day, per pet fee will be incurred for any pets staying in the unit

  • A full refund, less $150.00 cancellation fee will be given on canceled Unit Rental reservations providing notice has been received a minimum of 21 days prior to your arrival date. No refunds will be given for early departure or inclement weather.

  • Unless otherwise stated 8 guests are included in each Chalet, to 6 guests are included in each Bungalow rate, 4 guests are included in each Cottage rate and Additional Adult guests $50.00 per person / per day.

  • One gate card and Key will be issued to each rental unit for entrance into the park and is to be returned to the Reservations Office upon departure. A $10.00 charge will be incurred on your account and charge to the credit card on file for any gate card and/or key (10.00 each) that is not returned, lost or stolen.

  • Units are set up with bed linens, bathroom towels and kitchen towels and are for your use during your entire stay. DAILY MAID SERVICE IS NOT PROVIDED.

  • Coin operated washers and dryers are available for registered guests use if necessary.

  • Rental units must be cleaned and all trash placed outside for curb-side pickup. All floors must be swept; kitchens must be cleaned and dishes washed; linens and towels must remain in rental unit upon check-out.

  • All of the rental units are smoke free. There is NO SMOKING inside any rental units. Failure to abide by the NO SMOKING Policy will result in Cleaning Fee mentioned below

  • Management will inspect each unit after check-out. Failure to leave any Rental Units clean will result in a $250.00 cleaning fee applied to the credit card on file.

  • A $100 Short- Term Cleaning Fee during peak season (June 22- Sept 4) will be charged for stays less than 5 days. 

  • A $250 pet fee could be incurred to cover excessive pet damage that is discovered after departure.

  • Gas grills are provided for all chalet and cottage rentals. Upon arrival, gas grills are clean and ready to use. Grills must be left clean upon departure or a $65 cleaning fee will be charged to guest’s card used at check in.

 

Watercraft / Bike Rentals:

  • Reservations for Watercraft/bike rentals require a 50% Deposit. Deposits are forfeited for non-arrival on scheduled date.

  • ALL WATERCRAFT / BIKE RENTALS REQUIRE A DAMAGE HOLD ON A CREDIT CARD

    • Pontoon Boat rentals require a $2500 damage hold on a credit card until the day of departure.

    • Stand-Up Paddle Board rentals require a $750 damage hold on a credit card until the day of departure.

    • Kayak rentals require a $250 damage hold on a credit card until the day of departure.

    • Bike rentals require a $300 damage hold on a credit card until the day of departure.

    • A full refund, less $25 cancellation fee will be given on canceled watercraft/bike rentals providing notice has been received a minimum of 14 days prior to your arrival date cancellations; within 14 days your deposit will be forfeited.  SORRY, NO REFUNDS WILL BE GIVEN FOR EARLY DEPARTURE OR INCLEMENT WEATHER.

Seasonal Sites

  • Upon check-out prior to end of season, RV site and/or Rental Unit will become available for use by other customers.

  • Usage by anyone will require registration at the office and payment of the daily site charge or guest visitors' fees.

  • NO SUBLETTING ALLOWED UNLESS APPROVED BY MANAGEMENT.

 

Safety/Security Policy

Safety within Swan Bay Resort is a number one concern for any individual that enters the park.  In order to maintain a safe environment all registered guests, visitors, patrons and employees must:

  • Observe all park rules

  • Observe proper speed limits

  • Watch out for children at or near the water or on any docks

  • Carry a flashlight after dark. 

  • Not ride bikes, scooter, etc.  After dark.

  • Watch for children riding bikes scooters, etc. on roads and parking lots

  • Not engage in underage drinking; any offender will be reported to the proper authorities.

  • Keep campsites clean, neat and free of fire hazards and clutter.

  • Be able to move vehicles (cars, trailers, RV’s) quickly in case of emergency.

Security within Swan Bay Resort is also important for any individuals that enter the park; Personal property should be secured at all times. We are not responsible for lost, stolen, or items left behind or damages.

 

 In order to secure personal property all patrons and employees must:

  • Lock up vehicles

  • Report suspicious behavior to management or night time Security Guard when on duty

  • Adhere to all state, county and local laws

 

Guest services, management or security is available to assist you with any concerns you may have.

 

The registered guest is responsible for the actions of their children and visitors.

 

Utilities Policy

Swan Bay Resort provides full hook up including water, electric and sewage hook ups for all self-contained RV’s. Tent camping is not allowed. 

All RVs are required to have adequate surge protection devices; alteration to the electric, water or sewer connections provided by the campground/resort is prohibited.

Registered guests will adhere to specific legal requirements when connecting to sewer, water and electric services at the campground/resort.

Black/Gray Holding Tanks must ONLY be emptied into sewer receptacles at your assigned site or at the Dumping Station located on the property .The sewer hose must be properly secured to both the RV and the sewer inlet.  A tight seal by a sewer donut (or sewer ring) or a screw-type connector, free of leaks is mandatory, contact the Welcome Center if you need assistance.

If you have a waste spill from your sewer at your site or the dumping station you must do your best to clean it up and contact the Welcome Center to report the spill. If you leave the resort without addressing and cleaning up the spill, you will be charged a cleaning fee $250.00.

Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RVs (including sink water) must be disposed of into sewer drains.

We may occasionally experience utility outages that are beyond our control.

 

Vehicle Policy

All vehicles entering Swan Bay Resort must be currently registered, in good running order, operated by a licensed driver and have a valid inspection; RVs must be RVIA certified and are subject to Management Approval.

All vehicle license numbers must be recorded upon registration (check-in) at the Welcome Center.

 

One gate card will be issued to each RV site for entrance into the park and one gate card and one key will be issued to each RV site and each Rental Unit for entrance into the park and the unit. The gate card and keys will be returned to the Reservations Office upon departure. A $10.00 charge for gate card and/or 10.00 charge for Rental Unit Key will be incurred on your account and charged to the credit card on file for any gate card and/or Rental Unit Key that is not returned, lost or stolen.

 

Only one vehicle should enter through the security entry/exit gate at a time. There will be a $100.00 charge to the registered guest’s credit card on file for any damage to the gate for failure to comply.

All Posted traffic signs must be obeyed. Speeding violations will not be tolerated; the posted speed limit is 10 mph and is strictly enforced.

Two Vehicles are allowed per site and must be parked completely on the site either on the concrete pad or driveway.  If there is not enough room at your site for your second vehicle it must be parked in the designated parking area.  NO PARKING ON GRASS

No boat, utility, storage or auto trailers may be parked in  RV sites; vehicles in violation of these rules will be towed at the owner’s expense. ( see Accessory Trailer Parking Policy)

Any type of vehicle service repairs of maintenance is prohibited (see Maintenance Repair Service Policy)

Washing of RVs is prohibited.

Golf carts are allowed to be operated only by licensed drivers and all passengers must be safely seated at all times ( see Gold Cart Policy)

Gas powered skateboards and dropping camper shells are not permitted.

 

The registered guest is responsible for the actions of their visitors.

 

Videography/Photography Copyright Policy

Commercial photography and videography is often conducted at Swan Bay Resort. You may appear in photographs or video that may be used in advertising, news reporting, public relations, or other activities regarding the Resort.

Employment, Reservations or a visitor’s pass at Swan Bay Resort constitutes your consent for Swan Bay
Resort to use any photographs or video it deems appropriate without payment, inspection, or review.

All photography and videography is copyrighted by Swan Bay Resort and remains property of Swan Bay Resort.

 

Visitor Policy

Visitors are welcome at Swan bay Resort and must register at the main office with:

  • Name of the person visiting

  • Length of stay

  • License plate number of vehicle

 

ONE Visitor Vehicle Pass is allowed per stay. Any additional Guest Vehicle Passes will be charged $10 per pass per day. All visitor vehicles must be parked in designated Guest parking areas

 

Visiting hours: 9am-10pm. All visitors must pay a visitor fee or redeem a day-use coupon. Overnight visitors will incur additional charges. If not registered for overnight, visitors MUST depart by 10 pm.

 

Visitors must park in designated parking areas, not on the Lessee's site.

 

Visitors are expected to read and adhere to all campground guidelines.

 

The registered guest is responsible for the actions of their visitors.

 

Waste Management Policy

Swan Bay Resort has formalized waste handling, the transfer and disposal of waste from within the resort. and prevented unauthorized dumping on Resort property, as well, facilitate waste minimization including recycling before disposal and defined responsibility for waste management at various levels of operation associated with the Resort.

 

All guests must supply their own bags for general waste (clear bags are required), recycling and returnable beverage containers (any bag is acceptable) for curb side pick-up between 8a.m. and 11 a.m.

 

All trash is to be disposed of in the proper manner to maintain a clean and tidy park

 

General Waste

General waste refers to waste classified as non-hazardous and can be defined as waste that does not pose an immediate threat to public health or the environment when properly managed. The general waste stream generated at the resort is expected to consist of solid waste generated from household waste, daily operation activities, wood, paper, cardboard metal and plastic packaging, glass etc.

 

General waste must be disposed of in clear garbage bags

 

Recycling

Recycling refers to the process of recovering material from waste and turning it into new products such as:

  • cardboard

  • Newspaper

  • Glass

  • Steel

  • Aluminum

  • office paper

  • plastic

 

Returnable Beverage Containers

Returnable refers to any empty beverage container that may be returned for refund of a deposit.

 

Recycling and returnable beverage containers are sorted and placed in separate bags; these do not have to be clear.

 

Any type of waste is not to be

  • Disposed of in restrooms, laundry room or other building trashcans

  • Stored in unsecured containers without lids.

  • Stored on any site if departing for 24 hours or more.

  • Burned

  • Dumped on the ground per New York State Law.

 

Wi-Fi Policy

A free Wi-Fi connection is provided for your convenience; with a bandwidth capable of performing to do most online searches and transactions as well as a paid service high speed Wi-Fi connection that offers the capability of streaming several devices at once.  The bandwidth maybe limited during times of higher occupancy.

 

How to connect:

  • Find Swan Bay Resort on your devices Wi-Fi settings.

  • When it connects you will get a screen similar to the one on the right.

  • You will have to accept the terms of use and check the box.

  • If you want to upgrade to the high speed connection: choose your option

  • Under Select a Package.

  • If you want the basic free version hit connect at the bottom.

Waiver of Liability

In consideration of this agreement, Swan Bay  Developers, LLC ( dab Swan Bay Resort) will permit registered guests to participate in Resort activities, subject to user's compliance with all Resort Rules as stated in the Camper Manual.  Swan  Bay Resort retains the right to deny entrance to its facilities or participation in its activities, to anyone in its sole discretion.

 

Management is not liable to guest or occupants for personal injury, damage or loss of personal property for any cause, including, but not limited to; fire, smoke, wind, snow, rain, water or pipe leaks, hail, ice, lightning, explosion, earthquake, interruption of utilities, theft or vandalism unless otherwise required by law.

 

Management assumes no responsibility for loss of property left in autos, indoor accommodations, RVs, or resort common areas during or after your stay. We have no duty to remove any ice, sleet, or snow but may remove any amount with or without notice.

 

You are responsible for obtaining insurance coverage for your RV and personal property.

 

We reserve the right to refuse service to anyone and re-assign any site reservations at any time prior to arrival or during stay.  Should anyone refuse to follow the park procedures and policies during their stay, they will be required to leave without refund.  Absolutely no refunds will be issued for unused portion of stay regardless of the situation once checked in. 

 

All rules subject to change at management’s discretion.
